Bedford Row & Red Lion Square
The broad frontage of a townhouse and the entrance to a mansion flat ask for different kinds of detail. Around Bedford Row and Red Lion Square, we begin with the room or building being commissioned, then relate its finishes to the approach outside.

Brick terraces with carefully worked entrances
Camden’s appraisal records Georgian and Regency terraces around Bedford Row and Great James Street, with stock and red brick, timber doorcases, fanlights and iron railings. It also records legal-office occupation in Bedford Row. The relevant conservation designation is Bloomsbury, although this page concerns the streets on Holborn’s northern side.
What a listed office interior can contain
The Grade II entry for 17 Bedford Row describes a house converted to offices, with sash windows, a panelled entrance and staircase hall, and surviving room panelling. This is an architectural example, not a commission of ours. For your property, obtain its own list entry and any previous specification before agreeing repairs or a change of finish.

Red Lion Square has a different residential scale
The council appraisal identifies late nineteenth-century red-brick mansion blocks alongside altered earlier houses and later buildings around Red Lion Square. A frontage photograph cannot establish the form or condition of the flat behind it.
Carry the brief from doorcase to room
For a townhouse, separate the street door, internal hall and upper rooms into clear items. For a flat, establish whether the proposed work includes only private rooms or any shared surfaces. Review samples against retained timber, flooring and the room’s daylight. Access to a quiet rear room may still depend on a busy entrance used by colleagues or neighbours.
A Holborn decorating brief
Bring the rooms
into the conversation.
Tell us how the property is used, which surfaces need attention and who will approve the work. For an office, include the hours when rooms are available; for a home, let us know what will remain in place.
Describe the proposed work
Include the Holborn address, the rooms or frontage involved, and any restrictions set by the building manager.
